The tires won't necessarily rot, but the rubber will harden over time especially on a softer compound tire (like a snow tire) as it goes through severe temperature variations. Keeping them in a cool dry place would be the location of 1st choice.

 

Agree, dry cooler location would be better. The chief enemy of rubber is sunlight(u.v. rays) though.......
