Except you never fully own the property, as it can be taken for back taxes... Also you 100% did lose the argument, your "black hole" falls flat. Buying a home can be just as much or more of a black hole than renting. Again, it's not black and white.
Yes working on the home, being able to call it "your own" and to improve it is nice, (why do you think I want to buy one at some point.) These are feeling things, that doesn't mean it always makes financial sense. Also pro tip, you are paying someone else for their house right now, it's not yours until it's paid off.
